Vertical Building Components
Site Plan
A "site plan" in construction is a detailed drawing that outlines the layout and features of a construction site, including property lines, existing structures, proposed building locations, driveways, parking areas, utilities, and any other relevant features on the land where a building will be constructed, essentially providing a comprehensive overview of the entire property and its development plans.
Geotech Soils Report
A geotechnical report is a detailed document prepared by a geotechnical engineer that analyzes the subsurface soil conditions at a specific site. It provides crucial information about the soil composition, stability, and potential risks to inform the design and construction of a building or infrastructure. By identifying issues such as weak soil, groundwater levels, or landslide risks, the report ensures safety and stability, helping to prevent structural problems before construction begins.
Planning & Design
The Architecture, Engineering, and Construction (AEC) services sector provides a host of services surrounding the planning and building of commercial and residential projects that employ design and construction professionals in the planning and implementation of projects. They will direct you through the Design Process.
Manual J Energy Calculations
A Manual J calculation is a formula that determines the size of an HVAC system needed to heat and cool a building:
-
Why it's important: Ensures that your HVAC system is the right size to keep you comfortable
-
Where it's required: Required by national building codes and most state and local jurisdictions
-
What it is: A protocol developed by the Air Conditioning Contractors of America (ACCA)
-
What it's used for: To size HVAC equipment that will properly service a building without using excessive energy
-
How it's performed: Involves taking measurements, performing tests, and using software and manual calculations
-
What it considers: Factors such as:
-
Insulation levels
-
Ceiling height
-
Building orientation
-
Surrounding or adjacent buildings
-
Square footage
-
Window sizes and types
-
REScheck
REScheck is software that evaluates how the home performs as a whole system as opposed to following the individual R-value for each component. Compliance is to ensure that residential building projects meet energy efficiency requirements set by local building codes, such as the International Energy Conservation Code (IECC) or state-specific codes.
Gas Line Diagram
A gas line diagram for a house visually represents the natural gas piping system, including the main gas line, branches to appliances, pipe sizes, pressure rates, and shut-off valve locations. This diagram helps homeowners and emergency services quickly identify and isolate specific parts of the system when needed.
Structural & Load Calculations
Understanding the various forces at play during structural building is essential. Every element of construction needs to be carefully analyzed for safety and efficiency, from the weight of the building materials to the dynamic pressures imposed by the weight of the inhabitants and climatic conditions.
State Construction Registry
The Utah State Construction Registry is an online database identifying anyone providing services or materials on construction projects around Utah. It also houses some information from lenders about project financing, as well as providing the status of a project from pre-construction services to completion. The SCR allows all parties on a project to quickly see who filed notices to protect their lien rights.
Construction Financing
Construction loans are a type of loan that funds the building of a residential home from the land purchase to the finished structure. Common types are a standalone construction loan — a short-term loan (generally with a year-long term) — which only finances the building phase, and a construction-to-permanent loan, which converts into a mortgage once the construction is done.
Approved Plans
Approved building plans are the final construction documents that have been approved by a local governing body for a construction project.
Building Permit
A building permit is an official approval from a local government agency that allows construction to begin on a new building or make changes to an existing one. The purpose of a building permit is to ensure that construction projects meet all relevant regulations, including building codes, land use, and environmental protection.
Impact Fees
Impact fees are one-time charges imposed by local governments on new developments to help pay for the increased demand for public services and infrastructure:
-
Purpose
Impact fees help fund the cost of new or expanded public services, such as fire and emergency services, transportation, schools, or parks, that are needed to support the new development.
SWPPP & BMP Plan & Site Management
A stormwater Pollution Prevention Plan (SWPPP) identifies risks and specifies a plan for which Best Management Practices (BMPs) will be used to prevent potential pollution. This may include:
-
Isolation of jobsite materials from stormwater.
-
Plan to protect trees and other natural features from polluted stormwater during construction.
-
Containment of stormwater within the jobsite.
-
Protecting storm drains from sediments.
-
Erosion risks and prevention plan.
-
Construction entrance to prevent trackout.
-
Plan to clean roadways of debris that leave the jobsite.
EPA NOI Filing
Notice of Intent
The Notice of Intent (NOI) is an application in which the owner of the construction site is committing to the requirement of the National Pollutant Discharge Elimination System (NPDES) General Permit and is the first step to being permitted. The purpose of the Notice of Intent (NOI) is to obtain public input for determining significant issues and alternatives to be analyzed in an Environmental Assessment (EA) of the Call Areas.
EPA Dust Control Plan
Dust control measures apply to any construction site where major soil disturbances or heavy equipment construction activities—such as clearing, excavation, demolition or excessive vehicle traffic—occur. Earthmoving activities, particularly transport of cut and fill materials, are the major source of dust from construction sites

Construction Cost Breakdown
A construction cost breakdown is a detailed list of all the expenses for a construction project, categorized by cost type. This breakdown helps construction managers make the best use of their budget.
Construction and Loan Administration
Construction and loan administration is the process of tracking project cost by percentage of completion, materials in place, and managing the construction draw process while ensuring lien rights are managed. It involves planning, budgeting, and mitigating risk to ensure project completion happens on time and within budget. This process can be complex and labor-intensive. It traditionally involves regular communication with the trade partners, bank officials, and inspectors. It requires knowledge of and compliance to lender regulations, providing accurate job cost information and managing the risk of potential and actual cost variances through manual paperwork.
Trade Work Management
Trade work generally refers to any job whose duties require advanced training and skills. For example, many jobs in the construction industry, such as plumber or electrician, require you to have significant experience, licensure and training before you can qualify to perform such work.
Land Disturbance Permit
An Earth-Disturbing Activity permit = actions taken to alter the existing vegetation and/or underlying soil of a site, such as clearing, grading, site preparation (e.g., excavating, grubbing, cutting, and filling), soil compaction, and movement and stockpiling of top soils.
Blue Stakes
Blue Staking is the act of identifying and marking existing utilities such as electric, gas, water, telephone, fiber optic, etc., so that they do not pose a risk of injury to workers or a risk of being damaged during penetration, excavation, trenching, or digging activities in buildings, surface excavations and underground workings.
Site Survey
A site survey is a process used to gather and mark essential measurements of boundary, location and elevation on a specific area prior to beginning a project and additional surveying may be needed for field support at various times throughout the duration of the project. The physical condition, topography, and environmental conditions of the site are reviewed to identify any important issues and pitfalls.
Soils Observation
A soil report is frequently a prerequisite for initiating a construction project. It's required by the government to study the content and condition of the soil before permitting construction workers to build commercial or residential infrastructures.
Materials Testing & Proctors
Various tests could be needed as support to a project to verify the strength, quality, and durability of materials used, such as soils, concrete, steel, or asphalt.
Building Codes Adherence
Building codes are laws that set minimum requirements for how structural systems, plumbing, heating, ventilation and air conditioning (HVAC), natural gas systems and other aspects of residential and commercial buildings should be designed and constructed. In the U.S., building codes mostly fall under the purview of state and local governments.
In Utah, the state has adopted the International Code Council's 2021 editions of the International Building Code (IBC).
Inspection Compliance
Inspection is the most critical activity to ensure product quality. It involves measuring, examining, and testing all the aspects of product quality that can impact the product's functionality and performance.
